0 Comments Published December 11th, 2008 in Real Estate Expert.I woke up this morning at 6 a.m. on Thursday in Baton Rouge, LA and to my surprise it was snowing. In southeast Louisiana snow is something that you don’t see very often, maybe if you are lucky once every 5 years! Dropped the kiddy off at school only to have turn right back around and get her. See, since we are not use to snow the schools close because Baton Rouge’s roadways can not handle the snow and further more people do not know how to drive in snow. The last time I saw snow was in December 2004 in New Orleans on Christmas day, which was really odd, yes folks, New Orleans had a white Christmas first time in my life that has ever happened. No surprise that Katrina hit that following summer in August 2005. Southeast Louisiana’s weather is very unpredictable one day it’s snowing and by the weekend it will be in the low 60s. It’s 8 a.m. and as you can imagine the snow has stopped and is beginning to melt into a wet mess. I must say that during our little “snow storm†it was absolutely beautiful and for others like me who were not in the Christmas mood this certainly made me feel like a child again, it felt like Christmas time in the city.

BOO! Does the thought of buying a home scare you?
If you are a first time home buyer looking to purchase a home and
have no idea where to start; here is some informational tid-bits that
may help.
When buying a home you need to make sure that all of your finances are
in order. After careful consideration you are going to want to contact
a reputable lender and a professional real estate consultant. Getting
pre-approved is an important step in finding a home. The approval will
let you know what you can reasonably afford, therefore saving you
valuable time in finding a home. If you do not know of a good lender
your real estate consultant can also give you some recommendations.
Once you know what you are pre-approved for your real estate consultant
will meet with you and discuss your home buying wants and needs. Then
he/she will show you some homes. Once you find the home of your dreams
you and your real estate consultant will write up an offer. From there
it will be accepted, rejected or countered. Once accepted the contract
calls for a deposit which is usually 1% of the purchase price. (In the
state of Louisiana it is not an escrow it is a deposit). Your deposit
is deposited and held by the listing broker. Inspections will be set up
by your real estate consultant. Inspections allow you to know what kind
of condition the home is in. After inspections, follows the appraisal.
From there it is off to the closing table. Closing can take a month up
to three months depending if you are buying new construction or not.
When buying a home there is no one more skilled than real estate
consultants. They do all of the leg work. They know market values and
ensure that you are getting the best deal; they work for you and their
services are free of charge! Along, with getting you the best deal they
handle all the paperwork, appointments, negotiations, work with the
title attorney, they will work with your bank to get all the

With Hurricane Gustav brewing I pray that it does not hit
the U.S. I have witnessed mother
nature’s fury with Hurricane Katrina I don’t think the U.S. or further more the
New Orleans metro area could sustain another major hurricane hitting them. The levies have been patched which means they
are not fully functional and I still have many family members who still live in
the area and I would hate to see them possibly lose everything like we did for
Katrina. I pray that everyone has an
evacuation plan and if New Orleans is the target for Gustav that all its
residents pack up and leave.

residents to use to prepare their homes and their families for a hurricane. The

Hurricanes, Real Estate, and Insurance OH MY!

Live in the Gulf States and thinking of purchasing a home in the next couple of days? Better move fast! During hurricane season insurance companies take great measures to protect themselves against a potential loss when it comes to hurricane insurance claims. When a storm enters the Gulf of Mexico insurance companies can no longer write policies until the storm either passes or it moves out of the Gulf. Being a Realtor in the Baton Rouge Real Estate Market I have learned that a home can not close when a hurricane enters the Gulf. If your can not get insurance mortgage companies can not provide the funds/monies to close. Many buyers get angry however; we don’t make the rules we just abide by them.
So with Sunday soon approaching and insurance companies scrambling better get your insurance locked in before Thursday. As always, when storms enter the Gulf make sure to be prepared, fill all cars up with gas, gather all necessary food and supplies and most importantly if you live in low lying areas please evacuate. In the event you do evacuate ensure that you take with you all valuables (pictures, jewelry, art work, money) and never forget your important paperwork such as: social security cards, birth certificates, insurance papers, mortgage papers, and any paper that you may need. Remember it’s always better to be safe than sorry.

There is has been a lot of talk about the tax credit for first time home buyers and when I first heard about it I thought it was great. Many first time home buyers go into their first home needing funds to close, make repairs/updates to their new home or simply just need a little help. The tax incentive allows just that. It is a 15 year interest free loan of up to $7500 that you can receive when you file taxes. Today was my daughters first day of middle school and I think I was

The answer to that question is YES! If either buying or selling, consulting with an Real Estate agent is one of the first things to do. Many buyers/sellers feel this isn’t the first time I have bought or sold a home, and it’s not necessary. I say that in order to give optimum customer service I consultant with each and every client.
Just like a seller interviewing Real Estate agents to market their home, buyers need to interview agents as well to see if the agent will be able to handle their particular buying needs. I take the consultative approach with all of my perspective buyers and sellers. I bring each buyer in and discuss to them the home buying process. My job is to ensure that the buying process goes smoothly. I also assess the needs of my buyers; I need to know what are their wants and needs in a home.
I also, make sure that all of my buyers are pre-approved before I start showing homes. Everyone’s time is valuable and having a buyer pre-approved saves the buyer time, me time and the seller time. It’s truly a “win-win†situation for everyone. I love my job and I am very good at what I do and ensure that all of my buyers and sellers get the best service in town, what I like to call VALUE ADDED service.
